Masdar City, Abu Dhabi: In mid-2019, the Founders of Haibu Space were approached by the owner of a 100,000 sqft standalone building in Masdar City. The building was originally purpose built to operate as a technology incubator. However, the landlord wished to repurpose the building and the Haibu Space Founders entered into a partnership with the landlord to manage this process.

Haibu Space repositioned and re-branded the entire building as flexible workspace catering to the underserved catchment areas of MBZ City, Khalifa City, Raha Gardens and Masdar. Within the first 6 months of operations, we identified a single UAE government tenant who agreed to re-fit and occupy the entire building for a 5 year term. In coordination with the tenant, we managed the entire design and build process over a 5 month period, delivering a single tenant, design-build project generating a 250% premium to market rent for the catchment area.
